May Market Snapshot with the MacGuire Team

Image
We're well into the beautiful summer months, and definitely seeing a rise in buyer interest in the real estate market. With a new month means new local real estate market conditions in El Paso County, Colorado. Check out the market insights of what May looked like and how it may affect you if you are planning on selling or  buying a Colorado Springs home . Average Days On Market As of May, we saw an even lower average of inventory sitting only 25 days on the market, compared to the historically recorded 67 days. The continuing lack of inventory is still leaving buyers with little options, meaning they're jumping at the limited opportunities more quickly. This is leaving the market looking slimmer than last year. Historically, we've seen an average of 8.2 months of inventory, and in May, that number is drastically lower, at only 1.1 months. Listing vs. Sales Prices Sales prices as of May remain relatively steady at 99.8%. The historical average is 98.3% for the El P...

Things to Do For Your Home In October

Image
We're almost halfway through October, and that means that there are a few things you need to check off your to-do list before the month ends. Owning a home in Colorado Springs can be one of the most gratifying things you'll do. It's freeing to know that you can do whatever you want to your home, and live in it the way you please. It also required a bit of maintenance, which is why your Colorado Springs Real estate agent wants to share a few important tasks with you. Test the Sump Pump You don't think about testing this aspect of your home, but when you need it and it fails, you'll wish you had. Start by locating the exit pipe and making sure that it's not clogged. Look over your sump pump to make sure that the electrical cord is plugged in, and then remove the lid and use a flashlight to inspect the inside. You can pour a few gallons of water into the basin of your sump pump to make sure that it pumps out water. Check Water Softener and Add Salt If...
