5 Steps for Buying Your First Home

Are you a first-time homebuyer? I would love to work with you! In fact, first-time homebuyers are one of my favorites to help through the real estate process. Whether it's the fresh excitement of starting a new journey or all of the questions being asked from a fresh new perspective - it makes my career very fulfilling. Of course, that doesn't make it any less intimidating for you as you navigate the ropes of buying your first home. Here are a few things to keep in mind to keep the process simple and as stress-free as possible.

1st. Loan Pre-Qualification
You'll want to find a trusted mortgage lender in Colorado Springs to help you with this step. If you're new to the area and don't know who to trust, we can recommend several in the area who we have personally worked with and who will guide you through the financial part of buying a home. You want to have your pre-qualification out of the way before you start to look at homes, though. This will give you a stable figure to base the rest of your shopping on. Your mortgage lender can help you find a total that works best for you by showing you monthly payments in comparison to a total mortgage.

2nd. Needs Assessment
Just like you don't go to the grocery store without evaluating what you've run out of, we don't go house shopping without determining what you really need in a home. We sit down and discuss your desires, lifestyle, needs & dreams. Then we can take all of this information and use it to help you find your dream home.

3rd. Area Tour
We drive you through the Colorado Springs communities so that you may identify the areas that meet your wants and needs. You'll also want to consider what you want in your area. Do you need to be close to a specific school district or your job? Maybe you're looking for a certain type of lifestyle - that can be determined by your location. 4th. Tour Homes
This is the fun part! We visit the homes in your favorite areas that meet your search criteria. This is why it's so important to narrow down exactly what you want in your first home - otherwise, you could end up looking at fifty different homes that have nothing to do with what you're looking for.

5th. Identify THE HOME! 
Once we find the right home for you, we research the property thoroughly so you know:
  • How long has this home been on the market?
  • How many price reductions have occurred?
  • How long has the seller owned the home?
  • What did the seller pay for the home?
  • What have comparable homes sold for?
  • What should the seller be disclosing about the home?
When these questions are answered, it gives you a better idea whether it's a good fit for you and your family.

Sometimes it doesn't always happen in five easy steps, sometimes you have to go back to the drawing board and try again to find what you're looking for - other times the home is a perfect fit and you can get all of the inspections finalized and sign the contract.
