Question: What Is A Seller's Disclosure?
Answer: The seller's disclosure is the official document in which you, the seller, thoroughly describe the current state of the home. The disclosure covers everything from appliances to potential neighborhood problems, and it is incredibly important for people looking to buy a home. Fill out the seller's disclosure as completely and accurately as you can.

Question: How Do I Price My Home?
Answer: Some sellers believe they should price their home based on the appraisal value, but you should actually price your home based on the local market value. Ask your Colorado Springs real estate agent to provide you with the asking price and actual selling price of similar homes in your area, and use that information to price your home.

Question: Can I Get Out Of A Contract With One Buyer If I Get A Better Offer From A Second Buyer?
Question: The short answer is no. Once the buyer and seller have both signed the offer, it becomes a legally binding contract. If you attempt to back out of the contract, the buyer can seek legal action if he/she wants to. Consequently, it's important to only agree to a contract you are comfortable with.

Question: What Household Objects Are Included In The Sale?
Question: Generally speaking, all items that are affixed to or an integral part of the home and/or landscaping stay with the home during the sale. This includes (but is not limited to) dishwashers, stoves, refrigerators, light fixtures, and built-in shelves, as well as trees, bushes, and flowers that are rooted in the ground surrounding the home. In order to avoid potential conflict with the buyer over certain items, I recommend removing all items you absolutely refuse to sell before your home goes on the market. On the other hand, if there are some items that you are willing to leave behind, you may want to include them in the sale of your home in order to entice more buyers.
