It's time to walk through the home (or homes) that you've narrowed down, but how can you walk through realistically and not get caught up in the romance of looking at this perfect home? Here are 5 things to remember and look for as you walk through what may be your dream home.
What Needs to Be Fixed?
When walking through a home, it can be easy to get sidetracked with the cozy kitchen, fresh wall color, or beautiful wood floors - but you're here to think about more serious issues, too. Are there warped floor boards in the bathroom? Cracks in the foundation, or the ceiling or walls? Those can reveal bigger issues than something that you can just "touch-up." Are there rusty water fixtures, or doors that don't close all of the way? These are all details in the home that you may not think to look at, but can really tell you more about the home than the wall color or kitchen backsplash.How Old Is the Roof?
This can be a really expensive to repair or fix, and if the roof hasn't been replaced in the last 20 years, it could be a repair that you'll have to make soon. Not that this means you can't buy the home, but you need to know how to plan, and whether the current homeowners are willing to make the repairs, or if you can get an insurance credit on it if you do.What Comes With the Home?
Just because it's in the home when you walk through it, doesn't mean that it will come with the home. Be sure to ask what is coming with the home. Sometimes buyers will leave unexpected objects like appliances, furniture, rugs, or even window fixtures, but do those affect the total cost of the home and are they worth it?
