Stage Your Home Like A Pro!

Staging your Colorado Springs home can be critical if you want to sell it fast and for the price you want.  If you stage your home effectively, it can be the tipping point for a potential buyer.  Staging your home can also be easy and affordable.  Our team of Colorado Springs real estate agents can help you with the process from start to finish.  If you don't know where to begin, here are some tips to help stage your home like a pro and stick to your budget at the same time!

Get A Storage Unit

You can get a storage unit for an affordable price per month.  A storage unit offers many benefits that will help during the selling process.  It will help get all the clutter out of your home, so it is less to keep up with and it starts the packing process early.  Go through each room of your home and start packing away any items you won't need until after you move.  If there is a piece of furniture that isn't essential for the room, get it out.  This will help you get your house in order and start to see how to best stage each room once it is cleared.  Buyers will want to envision their personal items in the homes they are looking at so get as much out of the home as you can.  We will go through later in the blog how to stage the home with the right items to sell your home fast!

Maximize Existing Space

Now that you have the clutter out of your home, it is time to maximize your space.  Focus on one room at a time.  You want the buyer to come in and see the purpose of the room.  A bad layout can leave the buyer confused on how their furniture would fit in that room.  This is where one of our Colorado Springs real estate agents can assist. Sometimes it is a simple as rearranging furniture to make a big difference in a room's appearance.

Here are a couple tips to try to maximize your space prior to our arrival:
  • Define the space.  If you are staging a sitting area with a fireplace, arrange furniture to make the fireplace the focal point.  This will show the buyers a relaxing retreat and see themselves in this room after a long day.  Moving furniture doesn't cost a dime and it can make a big difference to the overall look of a home.  Remove any furniture that doesn't make sense in each room.
  • Brighten up every room in the house.  If a room has a lot of natural light, just make sure to keep blinds and curtains open for showings.  If the room is a darker room, put extra lamps in the room to brighten it up.  Use what items you have in your home, so you can keep your budget in check.
  • Use existing storage and bookshelves.  Organize items in each room using what you have.  Move shelving or bookshelves from one room to another to create the best overall flow of the house.  Functionality of a room will make a big difference when selling your home.

Pop Color In Your House

We recommend sticking to neutral colors on walls and overall decor so your home appeals to as many buyers as possible.  However, it is a good idea to pop some color in each room.  It will brighten up the room and give your home character.  This can be accomplished with a few bright pillows on your couch, bright fruit in a bowl in the kitchen, or even a bright throw blanket over the end of the bed.  You may already have items in your home that you can use for this staging tip.  Just make sure what you use makes sense for the room and doesn't seem overdone.

Organize Closets & Garages

Buyers will open closets to see what type of storage a home has to see if their belongings will fit.  Make sure you clear out closets and organize everything in it.  You may have to invest in storage containers to keep everything in place but overall this tip will help your home's overall appearance.  If you don't need it, put it in a box to go in storage.  Don't forget the garage!  Many sellers focus on the inside of their home and that they forget about the garage.  Organize the garage so everything in it has a place.  This will make the garage appear larger and show the buyer they can fit all their items and vehicles in one place.

The entire process of selling your home may sound daunting but that is why our team is here to help!  We will walk you through the process and make sure you understand all the details.  Use our tips above to help stage your home like a pro while keeping your budget in check.
