7 Staging Tips That Sell

When you want to sell your home, staging could be the difference between selling it on time or not. Coldwell Banker Real Estate Corp did a study, and proved that staged homes stayed on the market for half the time, and were sold for 6% more than unstaged homes. The Mike MacGuire Team knows that when you're selling your home, you want to get the best price, and get it off the market as quick as possible. Over the last 10 years, 99% of our listings sold in their listing period. Compared to today's Colorado Springs Real Estate market only 53% of real estate listings sell during their listing period. We want to create an excellent experience for you, and one of the ways to achieve that is by staging your home. Here are a few things to keep in mind as you stage a Colorado Springs home.

Improve Your Curb Appeal
Your landscaping is one of the first things your potential buyers will see. It can be the first impression your home makes on them, so take some time and make it a good one. You can hire a professional landscaper come in and tidy up before you begin to show your home. Or, you can do it yourself by raking up leaves, making sure the grass stays watered, weed eating around objects, and edging and sweeping the sidewalks. These details can make a huge difference in the appearance of your home.

Clear Away Clutter, and Make Your Home Sparkling Clean
Clutter and cleanliness are two of the biggest faux pas you can make when staging your home. While you still want it to look like a home, you also want it to look spectacular. Go through with a fine tooth comb and remove the items that will not be necessary. When you sell your home with me, I provide Value Added Services. You can choose any two: cleaning, a handyman, staging or storage to help get the selling process done faster. We can help you stage your home, and then store the items you don't need in the home until you find somewhere else to put those items.

Rearrange Your Furniture
Now is the time to rearrange your furniture and find a look that is cozy and inviting. Symmetrical arrangements usually work well when reorganizing. You can also get your couches and chairs off the walls and create a cozy conversational spot that will invite people to sit down. Draw attention to areas of the home that are unique. If you have a large fireplace, arrange your furniture around is so that your potential buyers can imagine themselves sitting around the cozy fire on a cold winter night.

Use Neutral Colors
The goal is to create a space that your potential buyer can imagine themselves in. If your home is currently decorated in your personal style with bold color choices and patterns, it can be more challenging for the buyer to place themselves mentally in the home. Keep rooms gender neutral to help your buyers imagine themselves and their family in the home. If you want to repaint the walls, think of grays, beiges, whites, and possibly soft blues or greens if you really want to add color.

Create a Lifestyle People Are Looking For
When selling your home, you become a salesperson, you are selling a lifestyle to the potential buyers, and they are looking to buy a certain lifestyle. Think of the people who would want to buy a home in your area and appeal to the lifestyle they would seek. This will help you to market to the correct group of people, and not waste valuable time staging for buyers that just wouldn't be interested in your home.

Stage the Outdoors
Don't forget the outdoor spaces! When people relocate to Colorado Springs, they may be adventurous, and outdoorsy as well. Create spaces that buyers can imagine themselves in whether you create a fire pit to spend cozy evenings outside, or you make some upgrades to the porch - all of these will help you sell. People love to find a home with cool "bonuses" that they won't have to do themselves. It will also help your home stick in their memory if they are looking at several, they will remember "that house with the great porch and firepit?"

Think Seasonally
Take advantage of the season you sell in. If you're selling in the spring and summer, make sure that all garden spaces are cleaned and organized. If you have a pool, fire pit, or water gardens make sure they are spotless and welcoming. If you're selling in the fall and winter, you can take advantage of this cozy season by lighting candles in the fireplace and simmering apple cider on the stove for a delicious scent.
