Taking the Mystery Out of Home Inspections

You've found your dream home, but there's still one thing left to do before making your purchase - a home inspection. This may seem like a complicated step in the home buying process, but it really is quite simple. The Mike MacGuire team is here to make sure that you have all of the knowledge you need to make the best decisions when buying a Colorado Springs home. Here are a few things to remember as you start closing on a home and decide whether a home inspection is a correct option for you.

Home Inspections Are Optional
A home inspection is not required, but that doesn't mean it isn't valuable. It is your choice as a home buyer to get a home inspection or not. Before making any decisions, you do need to speak with your mortgage company to make sure that a home inspection isn't required in your paperwork.

While a home inspection isn't required, there are many good reasons to invest in one! They can give you an idea of what extra maintenance may be required on a home after you purchase it, as well as help you make decisions regarding whether you want to take the responsibility of a certain home.

The Buyer is Responsible for a Home Inspection
Because a home inspection is not required, the buyer is responsible for paying for this expense. Remember that you want to give yourself plenty of time to find a good home inspector, and not rush through the inspection process. Don't forget to budget for your home inspection as well, while you may not like to see the expense of this, it truly is for your benefit. The home inspector works for you, and will help you learn things about the home that may not have been readily visible at first sight.

What Does a Home Inspection Cover
A home inspection looks over the overall "health" of your home. While the specifics that are examined will vary from home to home, there are a few standard aspects that will always be looked over when they are present in the home. This list will give you a good idea as to what will be inspected.
  • Foundation and basement
  • Any additional structural components
  • Interior plumbing systems
  • Interior electrical systems
  • Heating and cooling systems
  • Condition of windows
  • Condition of doors and door frames
  • Condition of floors, walls, and ceilings
  • The attic and any visible insulation
What Isn't Included In An Inspection?
Just because there are certain details that aren't included in your home inspection, that doesn't mean you have to buy blindly. If there is something about a home that is causing you to be wary, there are still ways to get these details looked at. Here are the typical things that aren't covered in your home inspection:
  • Inside the walls
  • Roof or chimney repairs
  • Septic tanks
  • Walls, sheds, or additional structures separate from the main house
Request An Inspection Report
An inspector's job is to not only look at your home and give you an honest representation of what it looks like but to also give you a report with more details and even photos. While the inspector will give a copy of your report to your Colorado Real Estate agent, you can also request a copy of your own, and we suggest getting two copies. One for you to look at, and one to put in your legal records. If you have any questions about your inspection report, be sure to highlight them as you read through it so you will remember what questions to ask your favorite real estate agent.
