Why Isn't My Home Selling?

This is a common question among people who are trying to sell a home. Right now, we are in a seller's market, so we really don't have enough homes on the market for the buyers. However, if you home is still on the market - there's probably a really clear reason why. The MacGuire Team knows how stressful it can be to sell your home, not to mention the process of having to find another at the same time. Here are a few reasons you can use to evaluate why your home may not be selling as quickly as you hoped and how we can help you make some adjustments.

The Price.

This can be one of the hardest parts of selling a Colorado Springs home. Setting the price correctly can make or break your chances of selling quickly. While today's buyers may not be educated about the exact value of your home, you are competing with websites like Zillow and Trulia that will tell a buyer what home's in the area are worth - and that sets the standard. That doesn't mean they are correct, but that is what your buyers will be using to get their info. Is your home priced too high? Buyers will know that and pass your home up before even looking at it in many cases. Is your home priced too low? While you may have some interest because it could be a "steal" many buyers may assume something is wrong with it. Not to mention, if it's priced too low, you aren't getting enough out of your investment!

The Condition.

The condition of your home can play a pretty decent roll in your home's ability to sell. You also have to take into account the area where you are trying to sell and the buyers you are trying to attract. If you live in a luxury home community, but your home needs some work to make it comfortable - the buyers that are attracted to the community may not be interested in your home. Take some time to walk around your home and make a detailed list of the things that need to be done before you list it - and then start chipping away at the list. While many buyers think they want a DIY home where they can make it their own - they aren't looking for a home with major maintenance needs, or even any necessary maintenance needs at all. They want a blank canvas that they can put their "mark" on.

The Presentation.

Is your home presented in a bad light? Literally, were the photos of your home taken at a bad time of day? Were the angles of the camera bad? Maybe your home wasn't clean when the photos were taken. No matter what, it's important to make sure that the presentation of your home is top notch. Most people who are buying a home in Colorado Springs will judge the listing based off of the photos - and if they don't measure up or peak their interest, they probably won't come to look at your home.

The Exposure.

One issue that many owners run into when they try to sell their home on their own is that they can't put the home in front of a large number of buyers. When you sell your home with me, we can get your home out to a large number of people through our website, social media, popular real estate sites, and even connecting with other real estate agents to help you find the perfect buyer. You don't have to do it alone, and if you aren't getting your home in front of as many possible buyers as you can - your chances of selling quickly decrease quickly as well.
